Air Conditioning Tune-Up / Maintenance Checklist

  • Check for proper refrigerant levels and operating pressures

  • Chemically clean the condenser coil

  • Flush and blow out condensate lines

  • Check thermostat operation and change batteries if necessary

  • Inspect duct work for air leakage
    (if it is accessible)

Air Conditioning Service and Repair

When it comes to residential and commercial air conditioning service and repair, our highly trained technicians have you covered. Some of the most common system failures we see are:

  • IMPROPER REFRIGERANT LEVELS

    Improper refrigerant levels can cause reduced cooling capacity, excessive electric draw, and may also cause other system components to fail. During our annual AC tune-up/maintenance service, the refrigerant levels are checked. If a system leak is detected, the problem can be diagnosed and repaired before any catastrophic and costly system failures occur.

  • RESTRICTED/CLOGGED CONDENSER COIL

    The condenser coil is generally located outdoors and, in many cases, pollen, dirt, and leaves can get stuck in the coil causing the system to function inefficiently. The increased duty cycle and restricted airflow over the coil also greatly increase electrical usage and decreases heat dissipation putting additional strain on the rest of the system. The coil should be chemically cleaned on an annual basis to prevent debris buildup and keep the system operating efficiently. This is part of our AC tune-up/maintenance service.

  • CLOGGED CONDENSATE DRAIN

    Your air conditioning system dehumidifies the air causing condensation. The condensation is drained through a line or by a pump. The line usually has a trap which can clog and cause the water to leak or the pump can fail. If the system is in the attic, the leaking water may cause severe damage to your home or business. During our air conditioning tune-up, we blow out all drains and traps and also check the pump so the system can drain normally.

  • COMPONENT FAILURE

    AC systems cycle on and off regularly, operate under high pressure, and at both very hot and very cold temperatures. These operating conditions take their toll on many of the components that make up your AC system causing them to fail. Lack of routine maintenance can greatly increase the duty cycle, operating temperature, and current draw causing any one of the following component to fail prematurely. This includes: compressors, blower motors, thermostats, capacitors, transformers, contractors, and relays.
